The Senior Project Accountant is responsible for overseeing project-level accounting for real estate development and construction projects. This role ensures accurate financial reporting, cost tracking, draw management, and compliance with internal controls and external lender requirements. The position works closely with project managers, development teams, lenders, and external auditors to support the financial execution of active real estate projects.
Key Responsibilities
- Manage full-cycle accounting for assigned real estate development and/or construction projects
- Track project budgets, commitments, forecasts, and actual costs
- Maintain accurate job cost reporting, including hard and soft costs
- Monitor project performance against approved budgets and timelines
- Prepare monthly project financial statements and variance analyses
- Prepare and submit construction draw packages to lenders
- Reconcile draw requests against supporting documentation and contracts
- Track equity contributions, loan disbursements, and capital stack activity
- Coordinate with lenders, consultants, and project teams to resolve draw-related questions
Month‑End Close & Reporting
- Lead month‑end close activities for assigned projects
- Post journal entries related to accruals, allocations, and project adjustments
- Reconcile general ledger accounts tied to projects (WIP, CIP, AP accruals, etc.)
- Assist in preparation of consolidated project reporting packages for leadership
Budgeting & Forecasting
- Assist development and project teams with annual budgets and reforecasts
- Update cost‑to‑complete and projected cash flow models
- Analyze budget variances and recommend corrective actions
Compliance & Controls
- Ensure adherence to internal controls and accounting policies
- Support audits (internal, external, and lender audits)
- Maintain documentation for project expenditures and approvals
Cross‑Functional Collaboration
- Partner with Development, Construction, and Asset Management teams
- Work with Accounts Payable to ensure proper coding of project invoices
- Communicate financial status and risks to stakeholders in a clear, actionable way
Qualifications
- Bachelor’s degree in Accounting, Finance, or related field
- 4–7+ years of accounting experience, ideally in real estate development or construction
- Strong understanding of project accounting and job cost systems
- Experience with construction draws and lender reporting
- Proficiency in Excel and ERP/accounting systems (e.g., Yardi, MRI, Sage, Oracle, or similar)
