Junior Analyst – Health Care Real Estate

 

A leading, healthcare-focused private real estate investment firm is seeking a highly motivated, detail-oriented team player to join its Acquisitions Team.

Based in New York, the candidate will play a key role in evaluating and executing new investment and divestment opportunities, performing due diligence, structuring transactions, reviewing deal documents, and managing investments post-close.

 

Principal Duties and Responsibilities

  • Identify and evaluate potential healthcare related real estate investment opportunities.
  • Perform detailed underwriting on investment targets, highlighting key performance trends, and benchmarking healthcare operator performance against industry norms.
  • Develop and validate assumptions to build 3-to-5-year projection models.
  • Manage the preparation of investment memoranda, alongside a small deal team, in addition to any other internal/external presentation materials.
  • Participate in the structuring and evaluation of new investments.
  • Interface and work closely with both internal and external parties, including deal intermediaries (bankers/brokers), target and portfolio company management teams, operating partners, lenders, consultants and due diligence providers, legal counsel, etc.
  • Various other acquisitions and portfolio related tasks, as directed by management.

 

Experience, Skills and Abilities Required

  • 1 – 5 years prior real estate underwriting and transaction experience – CRE/healthcare is a plus.
  • Proficient in modeling dynamic property cash flows, levered cash flows, and waterfalls in excel.
  • Familiarity with real estate related legal documents (including but not limited to loan documents, commercial leases, and joint ventures).
  • Minimum Bachelor’s degree in business, finance, economics, accounting, real estate, or other related fields.
  • Proficient in Microsoft Excel, PowerPoint, and Word.
  • Strong organizational and deadline management skills.
  • Analytical, detail-oriented, and able to comfortably multi-task.
  • Intelligent and practical problem-solving skills.
  • Comfortable with ambiguity, open-ended assignments, and an entrepreneurial atmosphere.
  • Self-starter, dedicated and professional demeanor capable of thriving in an intense, high-energy, transaction-driven environment.
  • Excellent oral and written communication skills.
  • Ability to build and contribute to a team environment.
