We are seeking a sharp, commercially astute financial controller with a Qualified CA background and 15+ years of robust experience explicitly within the Real Estate Developer or large-scale Construction sector. Prior experience working directly with a Real Estate Developer is a strict mandatory requirement for this role. Unlike a traditional, back-end accounting or compliance-heavy role, this position serves as the critical financial anchor and strategic watchdog for our projects team. You will directly partner with project leaders, spearhead commercial negotiations, audit complex construction budgets, and maintain airtight control over project spend, cash outflows, and gross margins.

Key Roles and Responsibilities:

1) Budgetary Control & Capital Allocation – Budgetary Control: Conduct rigorous budgetary reviews, structural approvals, and comprehensive financial controls for all new and existing construction projects. – Budget Reviews: Review construction budgets deeply, identify immediate cost-saving opportunities, and perform detailed comparative cost benchmarks against other baseline projects. – Business Planning: Formulate future-focused business plans mapping out construction cash outflows, ensuring close alignment with corporate liquidity blueprints and execution milestones.

2) Bill Auditing, Variances & Cost Controls – Bill Verification: Audit and approve high-value project running account (RA) bills, validating physical site progress and material consumption against the approved Bill of Quantities (BOQ). – Variation Management: Scrutinize and aggressively challenge contract variations, extra item claims, or vendor escalations by keeping an active pulse on real-world material rates (steel, cement, finishes). – Technical Cost Control: Interact directly with site engineering and project teams to implement structural technical cost controls and immediately flag any unauthorized deviations from original scope.

3) Commercial Negotiations & Financial Performance – Commercial Negotiations: Lead and participate directly in high-stakes commercial negotiations with major contractors, sub-vendors, and consultants to extract optimal contract pricing and credit terms. – Spend Tracking: Monitor and govern total Construction Spend closely against target baselines to protect the financial viability of each site pipeline. – Gross Margin Management: Own project-level Gross Margin tracking, providing proactive early warnings to leadership before unexpected site overruns erode ultimate profitability.

4) Financial Planning & Governance – Business Reviews: Lead structured monthly and quarterly Business Reviews with project heads and senior organizational leadership. – Forecasting & Planning: Drive rolling forecasting and financial planning cycles to predict project cash calls and material purchase timing with high accuracy. – Variance Analysis: Conduct deep-dive variance analysis (Actual vs. Budgeted) on both spend and timelines, providing actionable mitigation playbooks to executive teams. – Compliance Verification: Verify 100% compliance with standard statutory frameworks, tax parameters, and internal audit guidelines across all assigned real estate portfolios.

Candidate Profile & Experience Required

– Must be a Qualified Chartered Accountant (CA).

– 15+ years of robust, core professional experience directly within Real Estate Developers or large-scale Real Estate Construction firms. Experience on the developer’s side is a must.

– Experience of sitting at the negotiation table and driving down vendor/contractor costs, rather than just executing back-end data processing.

– A strong financial backbone to constructively challenge project managers, quantity surveyors, and contractors regarding rates, variations, and wastage.
