Position Summary:

The Vice President of Operations will work closely with the Chief Operating Officer to lead and develop the Operations department at Ironhorn Enterprises. This role ensures seamless operational execution across our portfolio, facilitates strategic vendor relationships, and drives initiatives to improve property performance. The VP of Operations will play a key leadership role in maintaining operational excellence in alignment with Ironhorn’s growth.

Key Responsibilities:

Team Leadership & Oversight

  • Drive operational excellence and improved efficiencies across the organization through strategic planning and cross-functional collaboration.
  • Ensure alignment of team activities with company objectives and standards.
  • Develop and maintain operational processes and reporting systems to track department performance.

Tenant & Lease Support

  • Support lease compliance and fulfillment of landlord responsibilities as defined under NNN lease terms.
  • Ensure a responsive and professional tenant experience, addressing maintenance-related issues outside of tenant scope.
  • Coordinate with legal and leasing departments to support lease obligations and ensure clarity on operational responsibilities.

Vendor Management

  • Develop and maintain a preferred vendor database, ensuring reliable service delivery and competitive pricing.
  • Monitor vendor performance and compliance with contractual terms.

Project Coordination

  • Coordinate with the Project Management team, who will take the lead on overseeing larger-scale repairs or site improvements that fall outside tenant obligations.

Property Inspections & Compliance

  • Oversee periodic property inspections to ensure operational integrity and tenant satisfaction.
  • Ensure compliance with local codes, environmental standards, and safety requirements.

Budgeting & Cost Control

  • Collaborate with Finance to develop and monitor operations budgets.
  • Identify opportunities for cost savings and operational efficiencies.

Qualifications:

  • 5+ years of experience in real estate operations, or property management, preferably in industrial or commercial sectors.
  • Proven leadership experience managing teams and multiple properties.
  • Strong understanding of NNN lease structures and tenant-landlord obligations.
  • Excellent communication, negotiation, and vendor management skills.
  • Proficiency with CRM systems and maintenance tracking tools preferred.
