2. Responsibilities
- Forecasting and guidance processes for Homes and Commercial at the consolidated Calgary, Edmonton & Alberta levels.
- Maintenance of continuity spreadsheets for actuals and collaboration with operations to ensure accurate forecast numbers.
- Coordinate data activities within financial systems such as BRP Insights, Vena & Rook.
- Assist with monthly guidance for Alberta, including preparation, consolidation and review.
- Ensure accuracy of lot zero budgets, rental rates, absorption and maintenance of rates in Rook.
- Prepare all monthly / quarterly reporting (Alberta).
- Develop sensitivity and scenario analyses as required.
- Improve guidance processes and systems utilization.
- Support forecasting enhancement projects & data management within forecasting software/tools (e.g. NSE/Vena).
- Leverage reporting tools to enhance accuracy and efficiency of forecasting models.
- Assist with elimination guidance.
- Maintain and create Multi‑Family Proformas and Commercial models.
- Develop the business plan for Alberta Homes and Commercial division, including Calgary & Edmonton City levels.
- Assist with Elimination files for lot profit elimination and recognition as part of the Business plan process.
- Work directly with Ops teams to obtain inputs for Calgary business plan.
- Develop DCF models related to Calgary business planning.
- Roll forward templates for the Business Plan process.
- Assist with Calgary & Edmonton City consolidated divisional and asset reporting, and BRPI reporting.
- Assist with valuation/EVA & impairment analysis.
- Prepare schedules and compile data for presentations and management review.
- Support preparation and presentation of financial analysis for Homes and Commercial central initiatives.
- Analyze quarterly actual results.
- Support system conversion to Vena.
- Ensure accurate actuals are inputted in various templates and reporting tools.
- Conduct financial analysis on projects related to operations.
- Support Operational, Financial, and System Oriented teams with additional projects as they arise.
- Identify and implement process improvements when applicable.
3. Qualifications
- Undergraduate degree in Commerce, Accounting/Finance or equivalent mix of education and experience.
- CPA or CFA designation.
- 4+ years of progressively responsible experience for a major or medium‑sized company.
- Advanced Excel user.
- Strong attention to detail and proven accuracy skills.
- Strong organizational skills.
- Ability to work independently in a fast‑paced environment.
- Exemplary task and time‑management skills.
- Proficient in Word and Outlook.
- Strong problem‑solving skills and the ability to proactively identify risks/issues and recommend solutions.
- Proficiency in planning, analysis, budgeting, forecasting and managing complex financial models and statements.
