Senior Associate, Real Estate Acquisitions Jobs in Washington, DC at Singh Capital Partners
Title: Senior Associate, Real Estate Acquisitions
Company: Singh Capital Partners
Location: Washington, DC
About Singh Capital Partners
Singh Capital Partners is a multi-strategy private investment firm headquartered in Washington DC. We invest across venture capital, private equity, real estate, and public markets. Our real estate platform is opportunistic — we pursue value creation across asset classes and structures, including direct acquisitions, joint ventures, and co-investments across the DC metro market.
The role
We are looking for a Senior Associate to sit across the full real estate investment lifecycle — from initial underwriting and due diligence through closing and into active asset management. This is a high-ownership role at a firm that moves with conviction and speed. You will work directly with firm leadership on every deal and carry real responsibility from day one. The right candidate is technically excellent, has a genuine feel for real estate markets and asset performance, and is entrepreneurial enough to thrive without institutional infrastructure behind them.
What you'll do
Acquisitions & Underwriting
- Underwrite acquisitions across asset classes — multifamily, office, mixed-use, industrial, and opportunistic — with full financial modeling in Argus and Excel
- Lead due diligence processes including financial, physical, legal, and market analysis
- Evaluate deal structures, capital stacks, and financing options across debt and equity
- Prepare investment memos and present recommendations to firm leadership
- Coordinate with lenders, brokers, attorneys, and third-party consultants through closing
Asset Management
- Oversee portfolio assets post-acquisition — monitor performance, manage operating partners, and track against business plan
- Identify and execute value-add opportunities including lease-up, renovation, repositioning, and capital improvements
- Prepare and review quarterly and annual asset-level reporting and investor updates
- Manage disposition processes including broker selection, marketing, and transaction execution
- Maintain relationships with property managers, operators, and joint venture partners
Market & Portfolio
- Track market conditions, transaction comps, and capital markets trends across the DC metro
- Contribute to portfolio strategy and capital allocation decisions alongside firm leadership
- Support the development of the firm's real estate platform and operating infrastructure
What you'll bring
- 3–6 years of experience in real estate private equity, acquisitions, investment banking (real estate coverage), or a top REIT platform
- Strong financial modeling fundamentals — Argus Enterprise and Excel at a high level of proficiency
- Experience underwriting across multiple asset classes; opportunistic or value-add deal experience preferred
- End-to-end transaction experience — from initial underwriting through closing
- Asset management experience or strong desire to build that capability
- Deep familiarity with the DC metro real estate market — submarkets, dynamics, and key players
- The ability to operate independently, manage multiple processes simultaneously, and make good decisions without a playbook
- A degree from a rigorous academic institution; finance, real estate, or a quantitative field preferred
Background that stands out
- Real estate private equity at a top-tier platform — opportunistic, value-add, or core-plus
- Real estate investment banking with direct deal execution experience
- Experience at a firm that required genuine entrepreneurialism — lean team, high ownership, real accountability
- Knowledge of DC metro submarkets, development pipeline, and institutional capital flows
- Genuine passion for American exceptionalism
- Excellence outside the office: athlete, veteran, builder, performer
Compensation & upside
Competitive base and performance bonus. Co-investment rights alongside the firm across our full real estate and broader investment portfolio.
