Fortis our property development management business, has a portfolio of more than $750 million in successfully completed residential and commercial projects, with a further $560 million to be completed by the end of the year.

Due to continued growth, in Pallas Capital there is an opportunity for an Investment Associate to join the team in our Sydney Office.

Key Responsibilities

  • Provide assistance to all phases of project funding, which include the competitive funding tenders, negotiation of transaction terms, property valuation, cost verification with quantity surveyor, legal documentation processes.
  • Assist to construct funding tables and feasibility models for development projects.
  • Assist in due diligence and prepare credit risk assessments or pitch documents (e.g. information memorandum) for real estate development and investment transactions for internal and external purposes to cover senior debt, mezzanine debt, preferred equity and ordinary equity.
  • Take ownership and manage the debt funding reporting requirements and loan covenants across the Fortis portfolio.
  • Prepare requests for loan amendments and extensions to internal and external financiers.
  • Contribute to the continuous improvement of processes, templates, tools and procedures.
  • Assist in portfolio reporting including timely and accurate investor and internal reports.
  • Assist the Reporting Manager with any due diligence requirements and/or credit processes for loans to be funded by Pallas Capital or any special projects from time to time.
  • Develop and maintain effective working relationships with internal and external partners and stakeholders such as valuers, lawyers, bank relationship managers, non-bank financiers, quantity surveyors and borrowers.
  • Build and maintain strong working relationships with the various stakeholders within the Pallas Group.

About You

  • Tertiary qualifications in Commerce, Property Economics, Finance, Accounting or related discipline.
  • CFA or post graduate Finance (desirable).
  • A minimum of 4+ years’ experience in real estate investment banking, debt advisory and/or direct property development experience, ideally at analyst level.
  • Experience working in property funds management.
  • Demonstrated experience working with acquisition, development and fund models.
  • Strong capability in building, using and/or reviewing financial models.
  • Solid understanding of property valuation principles, real estate finance structures for investment and development across the major asset classes.
  • Proficiency in excel and financial modelling.
  • Strong report writing and financial and credit analysis skills.
  • Ability to read and interpret feasibilities, valuation reports and market information.
  • Proven ability to project manage a real estate funding transaction from start to finish.
  • Strong time management skills with the ability to manage multiple tasks with competing priorities and deadlines.
  • Ability to see through to conclusion complex queries.
  • Excellent communication, relationship, interpersonal and negotiating skills – internally and externally.
  • A genuine willingness to learn and grow within the real estate structured finance space.
  • Ability and ambition to build a profile in the market.
