The opportunity
Mitiska REIM is a leading pan-European real estate investment platform focused on identifying and unlocking value in convenience real estate through active investment, development and asset management. Headquartered in Brussels, the firm manages a diversified portfolio across multiple countries and sectors, including retail parks, urban logistics, self-storage and mixed-use real estate.
As a result of the continued growth of our platform and increasing investment activity, we are looking for a motivated Investment Analyst / Associate to join our Central & Eastern Europe (CEE) team.
The CEE team currently consists of 3 investment professionals responsible for sourcing, executing, developing and managing investments across Romania, Bulgaria, Czech Republic and Slovakia, working closely with local operating partners and advisors.
The successful candidate will work directly with the Investment Manager and broader CEE team across all markets, gaining exposure to transactions, portfolio management, development projects and investment decision-making from day one. The role offers meaningful responsibility from an early stage and the opportunity to build broad investment expertise within an entrepreneurial and highly collaborative team, with the resources, expertise and support of a broader pan-European platform.
Key Responsibilities
Portfolio Management
- Develop a strong, detailed understanding of each project within the portfolio;
- Support the day-to-day follow-up on active portfolio assets across CEE markets, including development projects, operational assets, and assets in business plan execution, working closely with local operating partners;
- Monitor project progress against development milestones, budgets, timelines, and leasing targets; flag deviations and coordinate follow-up actions with the CEE team and local partners;
- Prepare and maintain regular asset reporting: project status updates, performance tracking, cash flow monitoring, and variance analysis against business plans;
- Build, audit and maintain investment and portfolio performance models; prepare IC-quality investment and performance tracking memos;
- Support SPV management, treasury planning, and bank reporting obligations across the portfolio where required;
- Assist in the external valuation process and ensure portfolio assets remain in compliance with valuation and accounting standards.
Deal Execution
- Support on new investment execution: financial modelling, investment analysis, IC memo preparation and transaction management across all CEE markets;
- Support due diligence workstreams across legal, financial, technical, commercial and tax workstreams for new acquisitions;
- Conduct financial and commercial feasibility analysis on new investment opportunities and development projects;
- Contribute to investment opportunity screening and market monitoring for Romania, Bulgaria, and prospective new CEE markets;
- Support ESG due diligence and contribute to the firm's responsible investment reporting, in line with Mitiska REIM´s sustainability commitments.
Skills & Qualifications
Education
- Master’s degree in economics, finance, or business administration from a recognised institution.
Professional Experience
- 2-4 years of relevant professional experience in investments, M&A, corporate finance, transaction services, valuation and investment banking, preferably combined with expertise in real estate/retail;
- Prior CEE market exposure is required.
Skills & Competencies
- Demonstrated ability to build, audit and maintain financial models and conduct rigorous investment analysis independently;
- Ability to prepare IC-quality memos and support deal and portfolio processes in a structured manner;
- Portfolio and project management discipline: able to track multiple assets across different development stages, countries, and partners simultaneously;
- Team player, enthusiastic attitude, open-minded and eager to learn;
- Proactive and resourceful, with strong interpersonal skills and the ability to build effective working relationship with local partners, advisors and stakeholders;
- Hands-on and self-directed, comfortable operating in a lean team environment where responsibilities increase quickly based on performance;
- Adherence to the highest ethical standards.
Languages
- Full professional fluency in English is required;
- Any CEE language is a strong plus; Romanian, Bulgarian, Czech/Slovak or Hungarian in particular.
