As KFC & Pizza Hut continue to expand across Singapore, we are looking for a commercially driven Senior Executive / Executive, Real Estate Analytics to support our growth strategy through data-driven site evaluation and portfolio insights.
This role plays a critical part in shaping expansion decisions by analysing potential locations, assessing financial viability, and providing actionable recommendations on new and existing restaurant sites.
This is a hybrid role — combining analytical work with on-ground validation and close collaboration with cross-functional teams including Leasing, Operations, Finance, and Development.
Key Responsibilities
Site Feasibility & Financial Evaluation
- Develop and maintain financial models to assess new site opportunities, including projected sales, cost structures, and profitability.
- Evaluate site viability using key metrics such as rent-to-sales ratio, breakeven, and payback period.
- Support and progressively take ownership of investment papers and approval decks, including clear recommendations (GO / NO-GO).
Market Intelligence & Catchment Analysis
- Conduct location and catchment analysis, including demographics, footfall, accessibility, and surrounding tenant mix.
- Analyse competitor presence and market saturation to identify high-potential trade areas and white spaces.
- Validate site potential through both data analysis and on-ground observations.
Portfolio Performance & Insights
- Analyse performance of existing restaurants against key indicators such as sales productivity and rental efficiency.
- Identify underperforming locations and support recommendations for renewal, renegotiation, or exit decisions.
- Track and benchmark performance trends across KFC & Pizza Hut portfolios to guide future expansion strategy.
Business Partnering & Decision Support
- Work closely with Real Estate, Operations, Finance, and Development teams to align site selection with business strategy.
- Provide data-driven insights to support network planning and pipeline prioritisation.
- Participate in site visits where required to validate assumptions and strengthen recommendations.
Documentation & Administrative Support
- Maintain accurate and organised records of site evaluations, financial models, and approval documents to support tracking, reporting, and internal approvals.
Requirements
- Diploma or Degree in Real Estate, Business, Finance, Economics, or related field.
- 2–5 years of relevant experience in real estate, retail analytics, location planning, or similar roles.
- Strong analytical skills with proficiency in Excel (financial modelling required).
- Ability to translate data into clear commercial insights and recommendations.
- Comfortable working in a hybrid role (analysis + on-ground validation).
- Strong communication and stakeholder management skills.
