POSITION SUMMARY

We are seeking an experienced, hands-on Controller to oversee the company’s accounting and financial operations across a diversified commercial real estate portfolio.

This is a working controller role responsible for managing day-to-day accounting functions, financial reporting, and cash management across multiple entities. The Controller will work closely with the President and play a key role in maintaining accurate financial records, supporting decision-making, and ensuring consistency across all financial processes.

The position requires strong attention to detail, sound judgment, and the ability to manage complex financial activity in an organized and disciplined manner.

CORE RESPONSIBILITIES

Full-Cycle Accounting

  • Manage all accounts payable and receivable across the portfolio
  • Perform monthly bank reconciliations (operating, escrow, and reserve accounts)
  • Maintain the general ledger and post journal entries
  • Process tenant rent rolls, late fees, and security deposit accounting
  • Manage vendor payments, W-9 compliance, and annual 1099 reporting

Financial Reporting & Analysis

  • Prepare monthly, quarterly, and annual P&L statements by property and entity
  • Produce financial reporting packages
  • Track rent escalations, percentage rent, and CPI adjustments
  • Perform CAM reconciliations and year-end tenant true-ups
  • Prepare operating budgets and variance analyses

Lease Administration Support

  • Maintain lease abstracts and critical date tracking
  • Set up new tenants and manage financial onboarding
  • Coordinate on lease-related financial provisions as needed

Banking & Cash Management

  • Monitor and reconcile cash positions across multiple accounts and entities
  • Process wire transfers, ACH payments, and intercompany transfers
  • Coordinate debt service, escrow requirements, and reporting

Tax & Compliance Coordination

  • Coordinate with outside CPA firm for tax preparation
  • Prepare supporting schedules and workpapers
  • Ensure compliance with state and local requirements

Systems & Process Improvement

  • Identify opportunities to streamline workflows
  • Maintain organized, auditable financial records
  • Develop and document standard operating procedures

REQUIRED QUALIFICATIONS

  • Minimum 5 years of accounting experience, including experience in commercial real estate
  • Demonstrated experience managing full-cycle accounting independently
  • Understanding of commercial lease structures (NNN, gross, modified gross) and CAM reconciliations
  • Proficiency in QuickBooks and advanced Excel
  • Experience with multi-entity accounting and intercompany transactions
  • Working knowledge of GAAP as applied to real estate
  • Exceptional attention to detail and organizational skills
  • Consistent record of accuracy, reliability, and professional judgment

PREFERRED QUALIFICATIONS

  • CPA designation or equivalent certification is a plus
  • Experience preparing board-level reporting packages
  • Familiarity with construction draws, tenant improvements, and development accounting

WORK ENVIRONMENT & EXPECTATIONS

This is an on-site role based in Raleigh, NC. Standard business hours apply, with occasional flexibility required during month-end close, year-end reporting, tax periods, and during unforeseen or time-sensitive circumstances.

The role requires the ability to work independently while maintaining consistency and communication in day-to-day financial operations.
